ROLE OF THE CONSTRUCTION MANAGER

Advising Responsibilities -

  • Advises the owner and the architect
  • Makes recommendations, provides estimates and schedules
  • Has knowledge of both the Building Code and the Fire Marshall's code
  • Recommends reliable trade contractors, and
  • Operates in the best interest of the owner

On-Site Responsibilities -

  • Organizes the job sites
  • Supervises the site
  • Updates schedules

Administrative Responsibilities - The construction manager administers progress billings, cost statements and change orders.

Construction Responsibilities:

1. Planning Phase:

  • Preliminary planning
  • Budgets, schedules, operations, alternatives and sub-trades
  • Plans, schedules, coordinates and supervises
  • Technical and clerical support services

2. Design Phase:

  • Liaison owne,r/architect/governmetit
  • Budget
  • Master schedule to be updated and finalized
  • Evaluate alternatives, cost breakdown and cash flow
  • Advise variables

3. Construction Phase:

  • Permits / safety / pre-order materials as required
  • Planning / scheduling / supervision
  • Prepares documents for sub-trade tender & recommends sub-trades
  • Settle construction disputes
  • Maintains maintenance manuals
  • Recitify deficiencies

4. Post-Construction Phase:

  • Certificate of completion to be issued
  • Prepare for takeover
  • Administer warranties

Agreement between the construction manager and the client will be based on the CCDC and covers all areas. Fee can be on a fixed basis, a percentage basis or a combination of both.
